maritime park is a stunning success.

I have listed commercial property with Beck real estate, and their new building in Maritime Park is beautiful. With the new Multistory Studer building and the Ball Park, it is simple to see how successful this park has become and where it will be in the next five years. Nicks parking lot was full, and we had to wait 10 minutes at the fish house on a Monday to have lunch.....packed.

The tables around us were foreign speakers with a German family and a family from Mexico. The streets were full of people walking, and the Bodacious Olive is gone but another tenant is in the building. What a vibrant downtown. Old stinky is level with nicely cut lawns waiting for Florida to legalize gambling for the big casino and ferries over to the beach. It is a no brainer, with kudoos to the Elected officials of Pensacola and the many volunteers which helped shape this great downtown revitalization. Truly impressive.

I have been getting my butt kicked at the poker room, but I am visiting friends, and my aunt had pneumonia so we were not able to visit. I am thinking of sticking around for the Pelican drop, but I am getting tired out pretty easily with all the walking, and I have to save most of my energy on some maintenance issues I have to take care to finish without getting tuckered out......I am taking advantage of my levels being down and do not know how long it will last, but I am getting around pretty well. My forearms have just wasted away, but my legs still have pretty good muscle mass so I am enjoying more mobility than I had before the surgeries.

On the road in the morning heading to Cape Coral visiting friends and then Marco Island for a few weeks. I discovered a new game at Pensacola called Big O......loved it. It requires about six hundred on the table, or more though, and I usually do not like games which exceed five hundred because it is just fun for me, and I do not want to get caught up in this being more than recreational.

It is basically a five card Omaha game instead of four card. The player gets five cards to start.....bet.....flop.....turn.....river. This game is made for action. You cannot play it if you do not have the nut low or nut high. The problem is quite a few players start with over a thousand and feel out the lower stacks and bet pot on the turn and unless a person has the nuts they steal pots. I think when I return in late January, I will fund a thousand and show that I am readily willing to call their bluffs at the turn. The pot can get to five or six hundred fast, and a pot limit game can get stupid if two have nut lows and two have nut highs.....very risky if you are not properly funded.

Neither will ferries to the beach. There's no mobility in that once you are beachside and tired. Who wants to wait on ferries when you are worn out? Nobody.

The city of Pensacola has been awarded a $1,326,000 grant from the U.S. Department of Transportation Eastern Federal Lands Highway Division to construct a dock and infrastructure downtown to support ferry boat operations.

The planned service, which is expected to begin operation in March 2017, will connect Downtown Pensacola, Pensacola Beach and Fort Pickens, offering an alternate means of transportation to Fort Pickens and the National Seashore. The service is planned to feature two 100-149 passenger ferries, one running clockwise and one running counter-clockwise between the three destinations.

I love what the Studers have done for downtown Pcola. There's a vibrancy that is palpable, and only looks to increase.  The News Journal site will soon be transformed into "affordable" housing (apartments, I think) and the new YMCA; and there's an amazing possibility with the old ECUA property.  Check back in 5 years to see what Pcola has become .

I will be gone in five years, but I cannot wait to be lucky enough to see it later this spring and next winter. We had a calipher stick on the Prius, and before we left I had asked the wife to ask our neighbor who has a one man shop to look at the brakes.....he said they were fine, but I knew otherwise and thought this damn Prius must be a magic car going 125k miles without anything but new tires and a new accessory battery......nope I was right, and .found an honest shop who rebuilt them and got us on our way in two days.

The industrial base which has greatly evolved mostly declining still provides a nice catalyst for training and expansion in the future. The Beaches are beautiful, and the works of Earl to preserve historic Pensacola and the beaches will be appreciated by my Grandchildren when they visit with their children in twenty five years. I met some great retired military playing poker, and can only say that as much as I liked SR county over the last forty years, I am hooked on downtown Pensacola. Again kudos to the elected officials and volunteers who have made it possible, and certainly Mr. Studer is a man of vison and generosity which has proven me right over and over again.......every small city in America would love this man residing in their community. His motives and his reputation have fed into the historic Pensacola failure meat grinder, but he has chuckled as it is obvious that he had a vision and it will benefit generations of folks because of his leadership despite the vile comments against him.
