There r two "retail" locations inside the Stadium. The Yogurt biz fills one, the other sits empty, because no one is interested. Loss income. Not profitable!

No business was beating down the doors to get their biz placed in the park before opening day or after. It was many months after that the Yogurt biz signed up.

Beck is going to build a 18,000 sq ft building at Parcel #1. That sec of park is 27,000 sq ft. More loss income.

Stadium Naming Rights: Should of been named before opening day. More loss income.

The problem with the proposal is that the physical building only occupies a small portion of the parcel. While I think this proposal provides a great mixed-use facility, a significant portion of the property will be used for parking, thus reducing the leasable office/building space on the parcel. There was some discussion at the committee meeting about the per square foot charge on the lease as well as the term of the lease. Finally, at least one member of the committee had some concern about the proposal’s failure to include the entire parcel (thus leaving some of the area as undeveloped and un-leased.

I have some real concerns about this proposal, including the size of the facility. But my primary concern is that we have hired a worldwide commercial real estate agency Coldwell Banker Richard Ellis (CBRE) to provide us with guidance on marketing the properties at the maritime park. It seems premature to consider this proposal before we hear back from CBRE. From what I understand, this project originated from the Mayor’s office and his sustainability administrator Clark Merritt who asked Beck Property to look at the Maritime Park as they considered a new location for their facility. What I don’t understand is why Mr. Merritt would do this knowing that CBRE is still working on it’s report back to the city. I also wonder if CBRE has provided any feedback on the proposal.

It is simple math....not BS. The park is turning a profit. The 400k shortfall could easily be covered by the baseball profits, let alone the leases which are beginning to be signed. Reality Hallmark.....no bs.......This will continue to make a profit, and the 10 million economic benefit from a minor league team as cited in Biloxi.......have I not argued with you that in three or four years there will be studies to measure that economic activity and net economic advantage to the city.....it will be multipliers, and it will be complex, but it will far exceed your simplistic rant about this thing being a failure....someone is full of bs......and it is not me.....the park is profitable right now, and you continue to deny the same.....you still have no data from the multipliers, yet you continue this false dialogue.......can there be improvements in the City's share of the profits....you bet, but the contractual buck a ticket surcharge can get this done without all the hissy fits.........if folks tell a big lie enough.......it gets easy to not weigh the truth, and if you continue to say this park is not profitable.....you are not telling the truth....your bitch is the division of profits, and that is simply shortsighted......you insist on eating the seed corn, and do not understand that by not consuming the same.....the city's share will exceed any short term gap in revenues. It is as certain as another year of attendance over 250k........

One quick comment on your Poker analogy. I played pretty head ups Poker for years. Not the trendy TV type that is shown and played now, 2 foot lockers pushed together and covered with a Army Blanket. You played with the cash in your pocket. Everyone was not a perfect gentleman. We used to play for hours and hours. Go pull Guard duty, come back and play, sometimes games when on for days. No tournaments, no cute ladys serving drinks, just heads up Poker. When you tapped out, you were screwed, no credit cards for more money, no Banks, no savings. Dont always assume that other people might not have some of the same skills you possess. Others may just choose not to brag. Do I still play? The answer is no. I learned a hard lesson about gambling. Not from cards but from dice.

Here is the challenge to Mr. Hallmark and Mr. BP. Ride your bike over to City Hall. Make a freedom of information request on the sales tax collected on concessions at Maritime Park in 2012. Ask for the rate applied, and then do the math on the total gross receipts of concessions. You will be shocked at how much money is being made( you will need to do one more piece of math which is taking gross receipts and applying an overhead factor which can be found in most google searches of minor league operations....concession profits.....but have you seen this questioned asked by any of the naysayers.....all these fancy reports, and nobody asks how much revenue has been collected on sales of concessions.......It is not going to cost you a dime Mr. Hallmark to become informed.......and after you get that figure.....you might want to share it with folks.....and I guarantee you will no longer be telling the fib that the park is not turning a profit......nope....simple math. This park is a huge success and over the life of the park, it will make many millions for taxpayers.

Nope....if you are being stonewalled locally....and you are because the profits on this park are embarrassing......make the request to the sales tax division of the Florida department of revenue......I cannot believe how little fortitude the whining naysayers have.....you cannot have no stinking figures.....ok.....

The City folks are covering their butts. They made a bad contract. This was not Studer's fault. For 20k they could have had an experienced consultant on the baseball profits......but no......there was not going to be any profits.....even now you deny the same.......and all this is the evil Mr. Studer's part....that he had to negotiate for the City.......call the Florida sales tax division of the Florida department of revenue Tuesday, and ask about a freedom of information request for sales tax revenues from concessions at Maritime Park.....quit being a wussy, and expecting someone else to do it.....pick up the phone. Then when you get the figures....apologize.

Wrong again.....This is a 30 year proposition. All over America School Districts and taxing bodies are giving 10 year taxing abatements as incentives to draw in industry, casinos, and yes ballparks. It is a decision from those taxing bodies to grow the seed corn and increase the crop and in later years receive the profit off the back end.....This is happening all over Northern Florida with Tax increment financing, and at least 5 taxing body deferrals which have the taxpayers bear the burden on the front end and reap the profits on the back end......I am not trying to brag.....or be a bully.....it is simply a cognitive awakening.....and as much as people want me as Sal says to STFU........why....the lies persist, and the truth is available for those wanting to take the time to find the same.......however, the profit is here right now....and once the numbers are viewed.....the buck a ticket surcharge is going to happen.

You know I am right. Pick up the phone and get some answers. I know the answers......there is easily over a million dollar gross concessions.....and probably more.......they can hide the overhead component, but the industry standards in baseball are published and consistent. Quit whining and prove your point....if this baseball operation is not profitable.......it is simple math.....the net factor has to be less than 400k........it will not be less.

I will seek an audience to sell the camping concert weekend. The ownership of old stinky does not matter. The Gentleman of the road tour used schoolyards for the campgrounds, and paid a portion of the profit to the school board.....Old stinky and almost 40 acres is perfect.....it would have to be a late September or early October concert....no trees......it will get hot.

Sorry to mess with you this late....but I simply hurt too much to sleep....no big deal.....just the cards dealt. When you see me posting this late....it is not a good thing.....but it does give me great pleasure pissing you off.....I do not do that with everyone....only the folks I like.

Hope you are feeling better All is good. I could not sleep either. You a good guy. I enjoy the game My son was involved in a accident at the chemical plant where he works. He was not injured but it was a close call. Long story, but he as the Project Foreman, was fired. He makes big money but they do not allow for any mistakes. He has a wife and 3 children.

Luckily for him he was being recruited by another major company and He had another job within hours. But now he has to go though the hassles of changing insurance companies, retirement plans, etc. He feels they threw him under the bus for no valid reason. I dont know. I really worry about him and the type of work that he does,
I value my children more than life its self. Not because he is my son but he is a good man, a much better man than me. It pains me deeply to hear the pain in his voice and knowing there is little I can do to help him. Being a strong, hard working family man is not easy.
He is one of the new bred of Americans,the ones you never hear about. No thoughts of suing, or filing for unemployment, not blaming others, just admiting your mistakes and going forward.
I was going to visit him next week. I think now I will just send him the money and visit them later.
Funny I guess, we were going to do July the 4th again a the Joliett Ball Park.
Take care, maybe today will be a better day the both of us......
